Under the steady leadership of Chairman Woody Anderson over the past 45 years, Catholic Health’s real estate practice has been involved in over $2b of real estate development and healthcare projects.
The real estate practice has also established over 40 real estate syndications, providing tax shelters to physicians, airline pilots and investors, including 3500 acres in Paso Robles, California. Currently, this is some of the most valuable wine country in California. In Escondido, we developed many of the avocado groves that currently dot the landscape. Most of these projects were financed through Heitman REIT and other major lenders.
In the Oakland area, we were involved in working with Sammy Davis Jr to develop the Clorox building in downtown as well as major medical office buildings and constructed the Sunyat-Sun House, a 326-unit condo building for the Chinese community. In the Emeryville area, we developed a 56-acre project on the Watergate peninsula and were able to get approval for a Crown Holiday Inn project with multiple shops and a marina. This project was not completed due to economic downturn. However, we were able to have an Amtrak station built adjacent to our 13-acre commercial development called the Emeryville Marketplace, the leading specialty shopping center in San Francisco’s East Bay.
Working with Payne Webber Jackson Curtis in the early 60’s, CH was involved in developing 3000 hectares of rice and all the support facilities for a complete farming operation in Mexico. We also were instrumental in working to fund some of the major bridges in Tokyo Bay as well as projects in Hong Kong and Taiwan.
During the 1984 Olympics in Los Angeles, we developed the complex of 85 restaurants and 250 shops in downtown Los Angeles. This project was called International Settlement, similar to the project in Shanghai during the Boxer Rebellion.
In 1994, Chairman Woody Anderson established CareFirst HMO by establishing the initial team of physician owners and funding to complete the project. This HMO sold in 2014 for $1.6b to Blue Cross of California.
In 2007, we worked with the University of Southern California (USC) to develop 3 hospitals in Beijing (a neuro-psych; a cancer center; a general hospital). Due to the replacement of the Dean of Medicine, that project has been tabled.
In 2010, we worked with CKT to develop a network of Koreatowns in China and Chinatowns in Korea.
In 2012, we established National ACO, which has grown from 5000 Medicare patients to over 40,000 with a network of over 400 participating primary care doctors. NACO is the Number 1 ACO in California and one of the 3 Next Generation ACOs in the country that will receive up to 80% of the savings generated by their physicians for CMS.
In 2016, Catholic Health LLC became one of the founders and major stockholders of QubeChain LLC, a blockchain technology company that has recently been retained to establish the blockchain architecture for healthcare payments by one of the 3 largest healthcare organizations in the world as well as one of the big 4 CPA firms to explore applied uses of this emerging technology.
For the last 8 years, we have been working to develop Angel Harbor, a 40-acre site at the LA Harbor in San Pedro. This project is currently under development.
In addition, since 1960, we have provided the funding for over 5000 primary care practices throughout Southern California by arranging funding through Bank of America, Crocker Bank, Wells Fargo, etc. We also provided partial funding for over 30 physician-owned hospitals throughout the southland and, in 2013, established the Association of Small Provider Practices (AASPP), a non-profit physician organization dedicated to reducing costs and increasing patient care.
Catholic Health LLC is engaged in a current joint marketing program to establish 20 participating hospitals in 3 different markets (Korea, Philippines, California) who will support one another as sister organizations in a marketing/advertising network for the burgeoning travel medicine/medical tourism industry. Our advertising/marketing budget will exceed $400,000 per month and used to generate both in-bound and out-bound patients to Crown Point Communities.
